IN 2009, SPANISH FORT ESTATES STARTED REGISTERED AN LLC WITH THE STATE IN ORDER TO MAINTAIN THE COMMON AREAS IN THE SUBDIVISION.
Spanish Fort Estates does not have a homeowners association and the developer no longer maintains the common areas in the subdivision. The property owners are responsible for the maintenance of the entrances. We maintain 5 common areas including the intersections of Spanish Main/Hwy 225 and General Canby Dr/Hwy 225.
We need the homeowners to pay their annual maintenance fees. Many homeowners have failed to pay their fee. This fee is less than any other subdivision in our area.
THIS IS NOT A PROPERTY OWNER'S ASSOCIATION.
In lieu of paying your annual maintenance dues, we need someone to convert our LLC into a non-profit. If we can get this done, we will eliminate the taxes and have more money for landscaping. Email us if you are able to help.
We ended 2011 with only 34% of the houses paying the annual maintenance fee.
The fountain alone cost $725 to repair and maintain in 2011!!
